Good used Condition.
Where this book scores (and frankly, is invaluable) is that at the back there is model guarantee – nothing surprising in that. However it includes all the usual clauses that appear complete gobbledegook and you have no idea whether they are ‘small print’ which might affect the issue before you. The great thing is that Tom Putnam carefully relates each such standard clause to the relevant passages in the book. In the result you can read up what this pro forma clause is actually talking about. It also means that if the other party refers to a clause in their standard documentation (which you will highly likely find in Tom Putnam’s standard list) you can see at a glance what the relevant case law was for that clause.
Since most mortgage terms mirror those in guarantees it is invaluable in reviewing mortgage deeds too.
I doubt there are many practitioners, even those who count themselves as experts in guarantees (and mortgages), who would not find this small book a huge help and time saver. Also a great way to find the right area of law, hence the relevant cases and then use them as a key to finding the same areas in the more substantial texts.
